Area Home Sales Continue 2020's Upward Trend

Daytona Beach, FL - Home sales in the Daytona Beach area continued the trend from 2020 to January 2021. Prices rose again in January though fewer homes were sold. According to an analysis of Daytona Beach Multiple Listing Service (MLS) data by Wyse Home Team Realty showed a 17 percent increase in total home sales and a 14 percent increase in the median sales price, compared to January 2020. Total sales volume also was up in year-over-year comparisons, by 27.5 percent.

During January, 368 single-family homes (detached) were sold in the Daytona Beach area with a median home sales price of $282,194. 

The number of homes sold in January showed a 34 percent decrease from December, a typical trend for the month of January each year in Daytona Beach. 

  • January 2021: 368 sales, $125,273,693 sales   volume, $282,194 median sales price.
  • January 2020: 314 sales $98,197,782 sales volume, $247,995 median sales price.
  • December 2020: 560 sales, $190,364,676 sales volume, $280,000 median sales price.
  • December 2019: 477 sales $134,751,794 sales volume, $240,000 median sales price.

“Our area is still experiencing extremely low inventory levels and a competitive seller’s market,” said Daytona Beach Area Realtor Ron Wysocarski, Broker and CEO of Wyse Home Team Realty in Port Orange, FL. “Buyer demand for homes in the Daytona Beach area is strong and bidding wars are quite common right now.”

Home inventory is still falling with the number of available homes in January 42 percent lower than in January of last year, and down another percentage point from December.

  • January 2021 Inventory: 1289 single-family home listings were active at some point during the month.
  • January 2020 Inventory: 2238 single-family home listings were active at some point during the month.
  • December 2020 Inventory: 1303 single-family home listings were active at some point during the month.

Wysocarski said the median home sales price rose notably on the beachside during January for the second consecutive month, propelled by strong sales of
high luxury single-family homes on the peninsula.

  • Ormond Beach: 71 sales, $340,000 median sales price.
  • Mainland Daytona (Including Holly Hill and South Daytona): 55 sales, $240,000 median sales price.
  • Beachside (Ormond By The Sea to Ponce Inlet): 42 sales, $390,500 median sales price.
  • Port Orange: 71 sales, $285,500 median sales price.
  • New Smyrna Beach: 53 sales, $360,000 median sales price.
Volusia County, home sales
