Home Inventory, Sales Up Through June


Daytona Beach, FL - Daytona Beach realtors are finally seeing an increase in available inventory after the number of available homes continued to fall for the past year.

Analysis of the Daytona Beach Multiple Listing Service (MLS)—carried out by Wyse Home Team Realty—found that June had 1,202 single family home listings active at some point during the month, while May had just 1,151. This is the first time in months that Daytona's available inventory has ended on a positive note. And while this is welcome news, inventory levels are still about 40 percent lower than they were this time last year, around the time the COVID-19 pandemic lockdowns were in full swing.

"We saw a slight increase in the number of listings on the market during June, which gave area home buyers a few more options to consider," said Ron Wysocarski, Broker & CEO of Wyse Home Team Realty. "But overall, demand for homes remains high and inventory is still extremely  limited so sellers continue to have the upper hand at the negotiation table."

Sales wise, Daytona Beach saw 552 home sales in June, which is up 14 percent over the 484 homes that sold in May, and 3 percent over the 534 homes sold in June 2020. June's median sales price additionally beat last year's figure, jumping from $260,000 to $320,000. But June ended up matching May's median sales price, which is also $320,000.

Year-to-date, Daytona has seen more sales than this same time period from last year. At this point, local realtors have already sold 2,869 homes for over $1.063 billion in sales volume. Last year, around this same time, realtors made 2,417 sales for over $719 million in sales volume.

According to Wyse Home Team realty, Ormond Beach had the most sales in June with 125, followed by Port Orange with 112; Mainland Daytona Beach with 81 sales; and Beachside Volusia County—which encompasses everything from Ormond-By-The-Sea to Ponce Inlet—and New Smyrna Beach with 69 sales each. New Smyrna Beach had the highest median sales price in June with $430,000, followed by Ormond Beach with $401,906.
