Home Sales Down Almost 30% Around Daytona

Daytona Beach, FL - Real estate woes in the Daytona Beach area continued after home sales took a dive as the ongoing COVID-19 pandemic kept people in their homes.

Around 359 single-family homes were sold in the area for April of 2020 with a median sales price of about $250,000. That marks an unfortunate drop of about 27% when compared to the number of homes sold in April of 2019, with a 15% drop in sales volume.

However, the median sales price for homes bought and sold in April actually held steady, running lockstep with the median sales price in March and about 8% higher than the median price seen around the same time last year.

"The coronavirus definitely did a number on home sales last month," said Ron Wysocarski, broker and CEO of Wyse Home Team Realty in Port Orange. "But, I think we may find the missing home sales from April's report are just delayed, not lost."

Year to date, home sales around Daytona Beach are up over the first four months of 2019. Reports also indicate that the median sales price is 6.8% higher.

Inventory levels also took a hit, according to the Daytona Beach Multiple Listing Service (MLS). The total number of homes listed this April was about 15% lower than the number of homes available this same time last year.
