Sales Stay Up, Median Prices Come Down

Daytona Beach, FL - Another month of sky high sales comes and goes as local realtors sell over 500 homes in the area, beating out the previous month's sales; but not its median sales price.

Recent analysis of the Multiple Listing Service (MLS)—carried out by Wyse Home Team Realty—found that 527 homes sold in the Daytona Beach area with a median sales price of $295,000. When compared to April 2020, the same time all but Florida's essential businesses shut down during the pandemic, home sales were found to be up by 45 percent while the median sales price was up by 18 percent. Total sales volume was also up by 68 percent in year-over-year comparisons.

However, when April 2021's sales figures were compared to March 2021's, realtors found that the median home sales price fell by nearly 5 percent, despite a 1.5 percent uptick in home sales.

"Given the situation we were facing during April last year, it’s no surprise we surpassed those numbers in April," said Ron Wysocarski, Broker and CEO of Wyse Home Team Realty. "The real estate market continues to move at a frenzied pace in Volusia and Flagler Counties."

Further analysis showed that the number of available homes in April 2021 was 46 percent lower than April 2020's, and about 1.2 percent lower than March 2021; which is indicative of Daytona's continuing struggle of low inventory levels, something realtors have been dealing with for months.

"There's enough inventory. Although it seems low and there's less selection, there's enough inventory," Ron said.

Ormond Beach once again had the highest number of sales in the area with 127 homes sold with a median sales price of $349,000. New Smyrna Beach, which had the third-highest number of sales behind Port Orange, had the highest median sales price with $422,500.
