September Condo Sales Rose As Prices Fell

Daytona Beach, FL - Condo sales around the Daytona Beach area continued an ongoing upward trend even as prices began to fall in the market.

Recent analysis of the Daytona Beach Multiple Listing Service (MLS)—carried out by the team at Wyse Home Team Realty—found that 201 units sold in the area throughout September with a median sales price of $227,850. That's a few sales up from August and a marked 63% higher than last year's condo sales. Additionaly, sales volume was also up in monthly and annual comparisons.

However, MLS reports also show the median condo sales price was almost 9% lower than in August and down 2.8% when compared to September 2019, even as inventory levels remained limited, with only 816 units active throughout September. That number is down 15% from last year.

But, despite statewide shutdowns related to the COVID-19 pandemic, year-to-date sales totals for 2020 are up. Altogether, the number of condo sales conducted in the first nine months of 2020 were 10% higher than the same period last year.

"Condo sales remained strong across Daytona Beach, but we did see a softening in the media sales price," said Ron Wysocarski, broker and CEO of Wyse Home Team realty.

Ron further commented that despite a minor dip in media condo sales prices, vacation condo sales remained strong throughout the month. In fact, further analysis showed the sale of a $1.125 million condo in Daytona Beach.

In total, 201 condos and condotel units sold in the area.
