Stronger Home Sales Seen In September

Daytona Beach, FL - Local realty data is showing that home sales were stronger for the World's Most Famous Beach through September.

That data, which was analyzed by the team at Wyse Home Team Realty in Port Orange, came from the Daytona Beach Multiple Listing Service (MLS). The MLS reports that 418 single-family homes were sold in the Daytona Beach area with a median sales price of $249,900.

That's 4.5% higher than the sales seen in September of last year. Year-to-date, home sales are a handful higher than they were around this time last year.

However, while annual comparisons are up in spots, some monthly comparisons are down. That's evident when it came to the number of sales seen in August and September of this year. August saw 473 sales, while September saw only 418, a drop of about 12%.

"September home sales were definitely lower than in August," said Ron Wysocarski, Broker and CEO of Wyse Home Team Realty. "But that's expected. A sharp drop in single-family home sales is typical in September, as local students and families are busy getting settled into the new school year."

Inventory levels also dropped slightly in monthly comparisons. September had 2,228 active listings at some point during the month, which is around 4% lower than August's 2,300 active listings.

Median sales prices were particularly strong in Ormond Beach and on the beachside. But, New Smyrna Beach held it's spot as being home to the highest median sales price in the area.
