
Daytona Beach, FL - The median sales price of single-family homes in the Daytona Beach area goes up after some stagnation at the end of 2018.
For the month of January, the Daytona Beach Multiple Listing Service (MLS) reported that 275 single-family homes were sold for a median price of $238,000. That marks a 6% drop in sales compared to the same month last year.
Year-over-year comparisons showed median sales prices remained flat in December, but the first month of the
"Home sales in January were a little slower than we'd like," said Ron Wysocarski, Broker and CEO of Wyse Home Team Realty in Port Orange. "But the drop wasn't worrisome and it's good to see median prices were up."
Inventory levels picked up in January, with 2,468 single-family homes
Annual comparisons show some areas have seen a significant increase in median sales prices since this time last year. For example, the median sales price of beachside homes (Ormond By The Sea south to Ponce Inlet) went up by more than 30% in January, coming in at $340,000.
At the city level, Ormond Beach had the most homes sold in January (62) at a median price of $287,000, with Port Orange close behind (51 sales, $249,999 median). New Smyrna Beach had 33 sales with a $317,000 median sales price.
42 homes were sold for a median price of $152,200 in the mainland area of Daytona Beach, which includes Holly Hill and South Daytona.
